House Rules & Policy
Payment Policy
The full reservation amount is required at the time of booking to secure your reservation.
Change/Cancellation Policy
Please email us at host@staymajestic.com with your cancellation or change request. We will do our best to help you change your reservation based on availability. Rates may differ based on your new requirements.
If cancellation or changes are made by 3pm, 5 days before arrival you will receive a full refund LESS the credit card processing fee that we were charged. This is approx. 2.9% of the booking value + 30c (depending on the type of credit card used). Cancellations made within 5 days of arrival, bookings made within 5 days, no shows and early departures will forfeit their payment. Please refer to your specific policy provided at the time of booking. Bookings made via Airbnb will comply with their policy.
Cancellations due to Road Closures
We understand that mountain roads can be hazardous but we expect guests to estimate their mountain driving capabilities and also operate/rent suitable vehicles for these conditions. We also understand that highway delays and closures can happen unexpectedly and we do not wish guests to put themselves in dangerous situations. We will provide refunds when CDOT (the Colorado Department of Transport), via CoTrip.org, issues a road closure on Highway 91 and/or 24 and Interstate 70 for an extended period of time.
We are a small, family-run business that relies on our lodging income to support ourselves. We appreciate you understanding our circumstances in these situations. We also recommend domestic travel insurance to help with the cost of cancellations if we are unable to provide a refund in your circumstance.
Inclusions
We provide clean linens, towels, shampoo/conditioner, body wash, hand soap and lotion. Rooms are equipped with hairdryers, an extra blanket and pillow, a pedestal fan and extra electric heat. There is strong wifi throughout the house and coffee, tea and hot water is provided each morning in the kitchen. The communal kitchen is for guest use and includes a refrigerator, microwave, stovetop and oven.
Exclusions
Rooms do not include breakfast, televisions or air conditioning.
Accessibility
There are stairs up to the first floor of the house and we do not have a hand rail. The only bathrooms with step in showers are The Banker's Suite and The Sister's Suite. The Parlour, Ramblin' Rose and Servant's Quarters require guests to step over the tub and into the shower. The Ramblin' Rose and The Servant's Quarters are on the the second floor and stairs are required to access these rooms. The Ramblin' Rose bathroom has steps DOWN to the bathroom.
Pets
We love pets but the house is not set up well for them so unfortunately we have a NO pets policy. We of course accept certified service animals in all of our rooms (please consider this for those with allergies).
Quiet Time
Quiet time is from 10pm to 7am. No loud noise outside of this time. Leadville is a quiet, outdoorsy town and it's difficult to find a restaurant open past 9pm. Most guests are here to be active in the outdoors which usually involves early mornings.
Hot Tub
The Hot Tub is no longer in operation.
Parking
On-street parking is available, parallel to the curb on both sides of the street. We have enough space directly in front of the house to fit three cars but the street is zoned public parking so you may park anywhere along 4th street. Please avoid parking directly in front of the pizza shop.
Check-in/Check-Out Details
You will receive an email with self check-in instructions four days prior to your arrival including your front door code. Each room has it's own individual key. Check-in is from 3pm to 10pm. Please let the host know ahead of time if you expect to arrive after 10pm. Check-out is 11am. Please leave your key in the door and remember to take your belongings.
Generally we cannot offer early check-in or late check-out due to the time needed to properly clean and sanitize the rooms.
Traveling with Children
We love having children at the house and are very family friendly. If you have toddlers be mindful that there are open fireplaces in The Banker's Suite and The Parlour. We can provide a pack 'n' play upon request.
1% For The Outdoors

This is a 1% voluntary donation added to your purchase to create and protect open space, recreation access, trails, wildlife habitats and heritage sites, to name a few. Lost Property
We will hold items left behind for 14 days. We are happy to forward these items to you via USPS Priority Mail, at your expense + $5 handling charge.
General Policies
Do not share your door code.
No extra guests without discussing with the owners first. Strict room occupancy is displayed when booking.
Please do not enter a room that is not your own.
Please do not use the wifi to illegally download or view any copyrighted material.
The house is a non-smoking house. You may respectfully smoke outside. Smoking indoors will incur an extra $40 cleaning fee.
Rooms are not wheelchair accessible and there are stairs to access most rooms.
Guests not respecting the house rules may be asked to leave mid-stay, without refund.
Please read your specific refund/cancellation policy as the policy changes depending on the season.
